Types of facades: what to consider in repair and maintenance

A facade’s properties are defined by its substrate, render, finish and the building’s architecture. Before a repair, it is useful to identify the layers present and their condition.

Rendered facades

The most common issues are cracks, damaged areas, soiling and renewal of coatings. The cohesion of the existing render and correct preparation of the substrate are essential.

Historic and decorative facades

Cornices, window surrounds, reliefs and stucco need sensitive assessment. The aim is to repair damage while preserving the building’s proportions and character.

Insulated facades

With external insulation systems, inspect connections, plinths, fixings, joints and any damage to the surface layer. Each defect should be considered in relation to the whole system.

Ventilated facades

These systems have their own structural principles. Maintenance focuses on cladding, fixings, connections and the operation of the ventilated cavity.

First step towards repair

Knowing the facade type helps determine a suitable approach, but does not replace an inspection of the individual building.
